Closing/settlement
I thought I was done now. What are these inspections?
Don’t worry. The Kelly Domaille Team will arrange for all the needed inspections through the use of one of our local Rochester and surrounding area Preferred Inspectors (unless you have one you wish to use, which is perfectly okay). There may be a need for both a home and Radon inspector, both of which we will coordinate. We also contact your lender and help arrange for an appraiser to evaluate your home and property for them (this is a mandatory part of your loan approval).
Throughout the selling process, our dedicated support staff has been tracking all the paperwork for you to get us through a smooth and seamless closing. We anticipate challenges and will use our expertise to help guide you through the final steps. We will also coordinate with the buyers’ agent to make sure everything on their end is going smoothly as well.
Day of closing
Additional negotiating and positioning can occur even at the closing table. The Kelly Domaille Team will be there, right beside you, to advocate for your position. You and the buyers will have separate closings (generally around the same time of day but at different places) thanks to modern technology. This is good as it negates much of any last minute negotiations.
There are some things, however, you will need to do:
- Complete the move-out checklist
- Bring any and all house keys and garage door openers (if applicable) to closing
- Bring your driver’s license or other form of government issued identification
