You won’t have to. That’s where The Kelly Domaille Team comes in. Using our proven systems and models for finding the perfect home, we will use your specific information to narrow down the number of homes to just a specific few.
We will do our homework before you walk into any of these homes. As we are touring them, we will point out the homes features and warn you of any potential problems.
Once you have found the perfect home, we will guide you through the exciting and strategic process of making your offer.
The offer: More than just the price
The Kelly Domaille Team will evaluate your situation, market conditions and your chosen home to construct a strategic offer with the right combination of money and contract terms to succeed.
As we do not know the seller’s position, the negotiation of our offer must be adaptable to counter offers. Our professional negotiation skills will aid you in getting what you want, when you want it, at the right price and with no hassle.

Writing the contract is complicated. Your professionals on The Kelly Domaille Team are highly trained in this area, will explain the implications of each section and simplify the process so you completely understand.
Your earnest money at work
One of the sections in the contract requires an earnest money deposit. This is money you put into escrow to show that you are serious about buying the house. In making the deposit, you are asking the seller to take his or her home off the market and begin the process of selling it to you.
The amount of the deposit varies, but it is usually about 1-2% of the purchase price and is credited back to you at settlement.
We present your offer and negotiate all counters
The Kelly Domaille Team will present your offer to the seller’s agent, at times with the seller present. We will convey your offer, back it up with facts and reason all the while protecting your position.
You will not be present at this contract presentation but will be expected to be available and ready to approve adjustments to your terms at any moment. Timing is critical!
Negotiating the counter offer
Most of the time, the seller will counter your offer with their own version of the contract. The contract may go back and forth several times. With the guidance and advice The Kelly Domaille Team will provide you through this process, you will likely end up somewhere in the middle between you and the seller’s original offers.
Remember that it is possible to lose an offer. If this happens, we will go back to the previous step and find a new property.
