Does this home need to grow along with my family? Can I afford what I want or just what I need?

The Kelly Domaille Team will listen to and ask questions of you to drill down and determine just what your needs and wants are. We’ll take the time to determine your neighborhood and community preferences as well as your price range. Here are some of the questions we will ask:

  • How many bedrooms are you looking for?

  • How many bathrooms are you looking for?

  • Are there any other types of rooms that you want?

  • Where do you want to live? (Rochester or the surrounding area?)

  • How big do you want your house and yard to be?

  • Do you want to buy a new or existing home?

  • Are you interested in purchasing a fixer upper? If so, how much work are you willing to put into your new home?

  • How much do you want to spend on your mortgage and insurance? If you’re not sure, we can discuss this information with you and your Lender.

Buyer Representation: your advocate

After learning what you are looking for, The Kelly Domaille Team will explain buyer representation. Without a buyer-representation agreement, real estate agents represent the seller. At your meeting we will explain the particulars of this agreement.

When an agent represents the seller, he or she has an obligation to tell the seller everything you say, including how much you are willing to pay. Obviously, this information can compromise your negotiating power.

To prevent this conflict of interest, you need a buyer agent. Buyer-representation agreements can be established for any time period. We usually start with a 90-day agreement and then extend it to 180 days if necessary.

As your real estate team, The Kelly Domaille Team does not represent the seller. Instead, we are your advocate, negotiating on your behalf, protecting your information, and representing your interests.

The seller pays for The Kelly Domaille Teams services

Most of the time, the seller pays for our services. We will explain the compensation structure, including what happens when this fee is not paid for by the seller’s proceeds, at our first meeting. (For more information about how agents are paid, check out our page for first-time buyers.)
